Before we hop into the home search, I like to advise my clients to create a “Needs” list and a “Wants” list. This will help us to really focus on the things that are most important in your future home. Needs are the non-negotiable features; the features you simply must have in your next home. Wants are the ones you’d like to have, but you can add or change down the road.

You know that feeling when your home starts to feel a little cramped, a little outdated, or just not quite right anymore? Maybe you’ve been feeling it for a while, or maybe it just hit you recently—either way, it’s hard to ignore.
In a recent survey of prospective homebuyers, nearly half (47%) said they would buy if the rate for a 30-year fixed-rate mortgage dropped to 5.5% or lower. That compares to just 13% who would be content with 6.99% or lower (as of Oct. 31, the average rate was 6.72%, according to the Federal Reserve Bank of St. Louis).
